Closing Costs to Expect:

  • Title insurance fees depend on the sales price of the home.
  • Broker's commission is a full-service fee, typically 6%.
  • Local property tax, city transfer tax, and county transfer tax are fees that are typically paid by the seller.  You may also encounter a capital gains tax when selling your home.  Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close escrow and when your taxes are due.
  • Inspection fees, including termite, property, roof, chimney, etc, are negotiable between the buyer and seller and determined according to the contract.
  • Miscellaneous fees can accrue from correcting problem noticed during the inspections.
